Prieb Homes

For those who want to use the recently extended federal tax credit for first-time homebuyers, Prieb Homes said it has the solution to all their problems. According to the local Multiple Listing Service, Prieb Homes, a thirdgeneration builder with more than 30 years of experience, is one of the few homebuilders in Johnson County able to provide homes at an affordable price point. Prieb Homes currently builds homes starting in the low $150,000s in Olathe, Gardner and Kansas City, Kan., featuring a variety of styles and floor plans.

“This is the best time to purchase a home,” said Greg Prieb II, president of Prieb Homes. “We recognize that homebuyers are seeking the ‘best bang for their buck.’ At a time when interest rates are at record lows, the homes we are offering are priced so that the buyer’s monthly payment may be comparable to or less than renting.

“In an apples-to-apples comparison on price and value, our new-home quality and workmanship far exceed resale homes currently available in the market place,” he continued. “Prieb Homes has worked hard to deliver buyers great value at a great price, which has enabled us to remain as one of the top builders in town. Homebuyers still have the incredible opportunity to capitalize on the homebuyers tax credit if they have a Prieb home under contract by April 30, 2010.”

Austin Meadows, situated one mile east of Kansas 7 and 127th Street in Olathe, has remained a popular community for first-time homebuyers, being the only subdivision in Olathe priced in the $150,000s and up, Prieb said. It is an exclusive Prieb Homes community with three fully furnished models open daily. Prieb said one of the largest challenges is maintaining enough inventory. Five different types of homes are built in Austin Meadows, each with its own distinctive characteristics. Front porches, finished basements, vaulted ceilings, craftsman elevations and functional, yet well laid out floor plans, have made the community different from any other in Johnson County. Austin Meadows is in the last phase of development with about 30 homesites remaining.

“We feel the last phase yields the finest lots,” Prieb said. “The majority are cul-de-sac locations.”
“The biggest advantage Austin Meadows has to offer is having the lowest priced new homes in Olathe,” Prieb said. “The alternative is 10- to 15-year-old foreclosures that need some TLC. We started Austin Meadows with this concept two years ago and brought in large, open plans. The affordability has greatly benefited our consumers.” Three furnished models and the community sales office are open daily between 11 a.m. and 5 p.m. and can be reached at 913-764-7401.
Prieb Homes builds in a variety of different communities in Gardner, about 10 minutes south of Olathe.

Elementary schools, community parks, cul-de-sac lots and highway accessibility are all features of the communities. Prieb Homes has created a Web site specifically geared to its presence in Gardner. LiveGardner.com outlines the locations throughout the city where homes are available.

“Prieb Homes keep producing the products buyers have grown to love,” Prieb said. “It’s everything you’d hoped and dreamed of, with affordability starting in the low $150,000s.” Oak Run Meadows is a new subdivision where Prieb Homes began construction late this year. Again in Olathe, with
homes starting in the low $160,000s, Oak Run Meadows already has the subdivision amenities in place, including a family-size swimming pool. An Olathe elementary school is planned in the community and construction is expected to begin soon. Prieb Homes is positive that its craftsmanship, home values and professionalism will make the home-buying experience easy. Building the homes and handing over the keys isn’t the end of the job for Prieb Homes. The company also provides a complete separate warranty department.

“The public is looking for service that continues beyond the completion of the home. That is something we pride ourselves on,” Prieb said.

NEW YORK (CNNMoney.com) — First-time homebuyers will have until Sept. 30 to close on their purchases and land an $8,000 tax credit under a bill passed by the Senate late Wednesday.

President Obama is expected to sign the bill, which was overwhelmingly approved by the House on Tuesday. The deadline had been June 30.

a is expected to sign the bill, which was overwhelmingly approved by the House on Tuesday. The deadline had been June 30.

The bill doesn’t help anyone currently shopping for a home. Buyers must have signed a contract by April 30 to qualify for the tax break. At issue is when the deal must be finalized.

Qualified existing homeowners also have until Sept. 30 to close on new homes and receive a tax credit of up to $6,500.

Congress has been trying to pass the extension for the last month, but it got caught up in Washington politics. Only when it was separated from a larger jobs bill did deficit-wary lawmakers sign off on it.
